i will answer related to love relationships:  1) a common interest.  2) some type of communication, where you can agree and/or disagree and not have the relationship fall apart. 3) some type of attraction from the perspective of one and/or both parties.

Once again, 1. What kind of boat do they own?2. Can they cook? 3. can they clean fish.

good communication.  Listen to him/ her when he/ she talks. Don't interrupt.  Make eye contact. Answer him/ her when he/ she makes a comment, or asks a question.  Don't criticise her / him for everything that you think they're doing wrong.
