Your approach may be a bit backwards. Why not start with a qualified contractor and outfit any new home you purchase. Any multiple listing agent will have access to all that's available in regards to speciality properties. As to the cost you are at the beginning of the loan process so just incorporate funding into the loan and be done with it . Sellers are desperate these days to sell so concessions can be sought here as well . Good luck Bill
