    how can I calculate interest owed on 123000. at 12.5% for 11 years?

    You ask/request a payment schedule which shows the amount of principal and interested that will be allocated to each payment.   This is some serious math.  Bank, realtor, title company, maybe even a car dealership (think motor home) can provide one for you.
