I have a tenant who has breached his agreement in several ways but more specifically, I have just discovered that his very pregnant daughter has been living with him and is about to give birth. Where do I stand with regard to eviction as he has not paid this month's rent either. Is the pregnant daughter a major factor to consider?

No. The major factor is this month's rent has not been paid. Your tenant's daughter can be easily rectified. Handle the situation according to law, and should come out  of this unscaved.

The pregnant daughter is not your problem,so don't feel guilty.Your problem lays with the tennant that owes you rent.Take him to the rental bond board and apply for an order to get your money owing.
