First find the cause I suspect poor land drainage or seepage from ajaycent houses.Is it a new house? There should not be a problem with water/mud at the moment as with the lack of rain the water tables in Warrington are very low.
Put your findings on Q&A tomorrow and I wilol try to advise you from their.
