    Anyone else in AZ get blindsided by how much a bathroom remodel actually costs? My experience so far.

    We bought our house in Mesa about four years ago and the primary bathroom has been on the list since day one. Finally started getting quotes this month and I had no idea what I was walking into.


    First guy came out and threw out a number around $28k for a full gut. I thought he was trying to take us for a ride. Got two more quotes and they were all in the same ballpark. So I started actually researching instead of just assuming everyone was crazy.


    Here is what I learned the hard way.


    We wanted to move the shower and toilet to open up the space. Apparently that is the single most expensive thing you can do in an Arizona bathroom because everything is on a concrete slab. One contractor explained they have to cut into the slab to reroute the drains, and if the house has post-tension cables they need a special radar scan first so they do not sever anything structural. He said that one change alone could add $3k to $10k. We scrapped the layout change real quick.


    Second thing nobody tells you is how much waterproofing matters here. One bid was noticeably cheaper than the others and when I asked what system he used behind the tile he gave me a vague answer about "the usual stuff." I did some reading and found out that cheap waterproofing in Arizona fails faster because of the dry AC air inside plus all the shower moisture. The good systems cost $1,500 to $3,500 more upfront but prevent mold and rot down the road. Not worth gambling on.


    Permits were another thing I did not budget for. Anything involving plumbing or electrical changes needs a permit and those run $350 to $1,800 depending on the city.


    So where we landed is we are keeping the layout, using a prefab vanity instead of custom, and spending the extra money on waterproofing and quality shower valves. Our current working budget is around $22k. Still more than I wanted to spend but at least now I understand where the money is actually going instead of just being mad about it.
