    Heater core.

im leaning towards thinking it may be in the blend valve.. what do you think?

Give it a try. I'm not a mechanic. I just do backyard mechanic stuff. Heater core was my first thought since I do not know your vehicle. Blend valve is the other option and a lot easier than a heater core.
