I do not know about California and also the age of the Mobile Home might be a problem even if in great condition as Mobile Homes lose value instead of gaining value, but you might try an FHA loan I have heard that they loan on Mobile Homes but they have to be on a permanent foundation, but not sure about the age of the home though?
