When you advertise to lease a house to someone, can you restrict the potential renters to only those who have had prior home ownership in their history?

It is your house. You can put what ever restrictions you want on the lease. eg. no dogs, no children, ect.

yep, i have to agree with comment number two...you can also do a credit check, bank account balance (the bank will tell you the number of digits in the account but not the actual amount), previous mortgage payment history (from the bank or credit agency). it is your house, you can rent it to whom you feel can handle the rent.

Absolutely no way! What about the young couples really wanting to make a go of it but have never had home ownership? It doesn't mean they are no good. Plus, they might have good, steady incomes with your name on :)
