    I have a two story building in a downtown area in a small town. What kind of business should I think about putting in this building?

    You need to lease your building to a business that will be financially able to pay the rent. Perhaps a company that has a national fanchise but doesn't have a location in  your small town. Perhaps sub-divide the area and rent to small self employed persons. Advertise and use the internet to investigate your prospects.  Get a adequate deposit and if the business looks good use free rent to close the deal. Then lease on a triple net basis.  Good luck on your property!
