    Is a 10 day notice to vacate Legal? I am currently only 20 days late on monthly payments on a land contract

    Read your contact carefully. If they can do this, then it's in the contract. What did you sign and agree to?

    All the contract states is the fact that we have to pay a late charge if the monthly payment is more than ten days late. Also it says that this action of being not up to date on the rent should continue for a period of sixty days then the contract would be in default.

    Then they can not give you a notice to vacate for being only 20 days late. They have to have another valid reason that is covered in the contract.

    Your awesome.....the only thing could be that my wife and I are separated since Jan. this year but nothing is mentioned about having to be together.....I now have a roommate but the sellers tell me that the matter of subletting is not mentioned in the contract so this means I am in violation of the contract....really!!?? She is doing what she says I can NOT do and this is subletting because she is also still paying on this house right now.

    It was their responsibility to cover subletting in the contract. There is no clause stating that you can not sublet so you are not in breech of the contract.

    I sort of wish there was a way to reward your wonderful understanding and knowledge of this particular problem but I guess all I can say is Thank you from the very bottem of my undeserving heart. I would indeed like to give you a higher rating but really don't know how......Thanx again!! :-)

    Draft a Pennsylvania Quitclaim Deed

    Write “Quit claim Deed, State of Pennsylvania, County of [Pennsylvania county where land is located]” at the top of the page.

    List the date and the names of the parties involved in the transfer. Explain that the transfer is by quit claim. For example, “On [Date], [Grantor’s name], as “Grantor” released and quit claimed all interest in the land described below to [Grantee’s name], as “Grantee.”

    Name the price paid for the transfer and describe the land. Use the street address and other identifying information (which can found on the original deed).

    Sign the deed in the presence of a notary public in the Pennsylvania county where the land is located. Notarize the deed.

    File the Deed in the County Records Office

    Bring the completed, notarized deed to the county records office. Tell the clerk you want to “record” your deed. “Recording” is the technical term for filing a deed.

    Pay the filing fee. This varies by county; in Allegheny County, for example, the filing fee is $10 as of 2010.

    Wait for the county records office to mail you back the original deed. Deliver the original deed to the grantee and tell him or her to keep it in a safe place. According to the Allegheny County website, in Allegheny County, deeds are returned the next business day.

    no,no,no,...I meant I and My wife signed one as we were moving in and I wondered if this makes it worse for us( actually just me) or what...? I have a suspicion that this deed was not fully recorded

    That I can not tell you. You will need to speak to a lawyer who handles these matters. I am not a lawyer and I live in CT, different set of rules here. I can only search information on the internet.
